Anthony and Greg gave good info.Freddie Mac or Fannie Mae agency loan options depend on the property's economic vacancy at the time of loan application submission, physical occupancy for last 90 days, submarket, and your net worth and liquidity cash position. 

For example to become a licensed broker where I operate (Ohio) you need to go through government background checks, have worked in real estate as a sales agent under another broker for at least 2 years, have a college degree, have a physical store front with office hours, have done at least 40 transactions and much more that I can't think of off the top of my head right now.

Tell your friends to go to the local grocery store and ask in the produce department, where they can get lots of free boxes.

@Joseph Hammel In your rental application did you have the applicants sign something saying: (applicant) has certified that this information is correct, and has granted permission for current and former employers, landlords, and references listed on their application to release information for verification purposes.Most companies will be strict in those areas once it comes to releasing information.

Depending on where the home is located, you may want to enlist the help of park managers and mobile home dealerships to send potential applicants your way. 

My lack of capital and knowledge of real estate will take time to build, so I'm in the book store now reading and researching.
