I'm sure there's a law that can be easily referenced in the CA Civil code or some other legislation that tells me why I can't do that... but basically the question is this:If I buy a property, distressed or otherwise, and it has a tenant in it that can provide a valid lease at market rate, I am under the impression that I have to honor that lease regardless of its terms or duration.

This provides a great shaded covered pation are below.You might consider a small kitchen area, 6' of cabinets, a fridge hook up and a small sink bar, it can be a wet bar or with a bedroom down there a mother-in-law quarters, especially near a hospital where someone is caring for a parent.

If you are negligent, grossly negligent, you better have insurance, if you unitentionaly mess up and violate law, it won't matter how many fronts you build, you will be personally responsible as a small RE investor.....
