I thought cold calling was the go to.

The sales process should not be fast have they been preparing for their exit?  

But be prepared for a whole lot of work, time commitment, and education along the way, especially if you're not already experienced.For me, I have found by far the most effective way is to hire the right property management company and then properly manage them. 

Or maybe it’s something else I haven’t thought of.

So, to operate your LLC's correclty, you need to prepare multiple 1099's in my layman's opinion.Since you are going down the LLC track, I hope you get better at their operation.  

I wanted to post here and get thoughts on some more specific ways to find good deals.
