@Peter Siapno - most deals I see (my own or my clients) are often a mix of different strategies; real life is often a bit different from the text book case.

As an attorney, there are so, so many BP back and forths where no party is actually citing the applicable law...which BP makes it easy to do via text links.

I know it’s essentially the same... find motivated seller put the house under contract on terms then assign to tenant buyer but I am unsure of the paperwork involved and if it has to be done with a title company...

But that doesnt mean i can't learn how to figure out property values, source deals, and make attempts to negotiate with motivated sellers in the meantime.

For the last 6 months, I've been reading more of his books, and getting more motivated to get my first deal.
