Cash discounts on non distressed homes

We don’t have a lot of distressed homes in the area I live. Some need minor fix up’s when offering cash for homes under 200,000 how much on average will sellers discount their homes because it’s a cash offer.

    @Todd Staheli  Completely depends on motivated the seller is.  Someone might be divorcing and need $$ right away, others wouldn't discount it a dime.
