Unlike my folks, who were VERY hands on, I'm much more of a passive investor, focused on systems and process development.

You might get at least an idea on how much life the roof has left in it, and how old your water heater is, HVAc, heating system, etc and figure out a number to set aside for replacing those someday. 

Some other information is this property does have Central Air system.

There might be re-grading that has to be done on the exterior and digging out the outside and sealing as well as the inside.If the weeping system is broken or outdated it would need replacing.

My time is 100% devoted to getting a daily system in place.

We believe that its not about some other software system, or this brand new strategy, rather its effective deal analysis so you don't loose money, aggressive marketing to bring the deal flow in, and systemization so in a reasonable period of time you can actually have freedom even while flipping 6-12 properties per year.Getting your license isn't free, nor is going through our education.  

That way you don't actually have to do any work, people will just give you free money once you know the secret system.
