There are many investors (not retail buyers) that will bid up a house just to get the house to keep their crews busy and are ok with a very small profit margin.

As for the screenings more specifically, I have learned to log everything. 

That specific neighborhood is definately one of the least desirable in the city, although there may be some decent rental properties in the area.

The cycle is very specific though.

Appreciation will then be your bonus for good work done and finding cash flow will ensure your purchases have a legitimate margin of safety.

There may be a specific timeline required to give notice of non-renewal of lease.

Specifically, how close is it to major commuter roads, what are the ratings of the schools in the area, what new businesses are expanding or moving into the area, have any new franchises recently opened within a 2 miles radius of the neighborhood, and what is the crime?  

Does yours specifically state that the seller is responsible in the event of this occurring?
