Well, thank you for the invitation to reply ... this particular Brit is looking forward to November - 100 degrees and humid can lose its appeal very quickly.

I've tried #1 for years and in the main, it invites abuse and I've spent inordinate amounts of time dealing with rent collection, the old "give them an inch and they'll take a mile".

We were house hunting in NYC, and in the early 80's, a SFR in good areas go for 150K in the high interest environment of over 15% for mortgages.I got invited to the co-worker's house in Philly.

A quick look at the assessor's web site says it's owned by Invitation Homes. 

Add some landscaping like bushes, shrubs, flowers, or trees to create a more inviting entrance.
