This was an opportunity for me as an agent to get a homeowner out of a tough spot with some cash in their pocket during the foreclosure process while positioning myself to be able to invest in a great rental opportunity in a community that needs additional high quality rental properties.

To give some context, I am about to jump head first in to cash flowing rentals, intro post here, and am concerned about the foreclosure projections. 

Owner lost it due to foreclosure while in later stages of finishing rehab.

There are some homeowners that are just not savvy enough with financing, mortgage, tax liens, to navigate a potential foreclosure (as an example).

We did 400+ foreclosures in 2008, and we are not there yet and may not get there.

The owner lives in Europe and his property manager doesn't seem to be doing their job because the taxes have not been paid in two years , and the HOA foreclosure date is set.

We are at the point of default with our lender and we are negotiating with them to not go into foreclosure. 

A third party bought the property at a foreclosure auction.

Also, foreclosures are expected to pick up as the economy is slowing down during the Gov't's attempt to slow inflation, so there could be some opportunities there as well!
