I've heard that statement before in several different flavors from a bunch of these investors.But at the end of the day, it comes down to the numbers.If you live in california where a house costs 600k with a PITI of 4400/mo and you can rent it for 3500, then maybe he's right.

where you make your money is the difference between your original loan and the terms of the note with a tenant buyer, you must have a higher interest rate and you must sell it to them for at least 150k and they will pay that because they can't qualify anywhere else. you are in it with no money because the tenant buyer payed your initial down payment and often more which is money you keep. than you make a monthly income from the spread of the two terms. you become the bank. one of my favorite strategies.
