I am looking to buy a small multi-family property near downtown Orlando area - College Park, Delany Park, Thornton, the Milk District, Audubon Park etc.

Tomorrow morning I'm calling the local district courts to ask them.

Generally a bit old house, mix between SFR and MFR, Schools are still great (not the best), crime is low to mid.C class - low to upper-middle class - purely blue collar working class people, a lof MFR, less SFR, crime is medium, school districts are not that great, mix between commercial and residential areas.

I have a solid little brick 3-1 in a good school district that I have owned for 15 or so years.It's in south side and rents for $900.I've never had a problem renting it but It will be vacant in a couple of days.

I jumped on this and just finished my conversion of a 3 unit property in a hot area (Mission district.)

I have seen some really cheap houses in the area, though nothing as cheap as $9k, more like $25 in the not so good neighborhoods/school districts.  

A 1900 sq. ft house in Central City close to the Garden District worth between $90-$150K that appears to be occupied and looks in very good condition.

It will also be in the same zip code, same school district, and not across any major highway or bridge. 

In Virginia, for example, you'd have to look by circuit court or general district and choose the city, but the information is very detailed once you find it.
