Richmond VA investor market

I have a solid little brick 3-1 in a good school district that I have owned for 15 or so years.

It's in south side and rents for $900.

I've never had a problem renting it but It will be vacant in a couple of days.

 I live in Georgia and am thinking about selling it and replacing it with something closer to home.

Anyone here familiar with this market?
