Other things are on the outside of the house that could have some wood replaced here and there.

I have yet to lose on a Trustee sale (knock on wood). 

The previous owners tiled over the wood but sucked at everything they attempted to do.  

We were able to salvage the kitchen cabinets, as they are not that old and solid wood veneer finish.  

Carpet for a few rooms and a few 100 sq ft of vinyl wood plank.

give them some upscale stuff like wood floors and granite rem or quartz countertop,decent appliances and your good to go. 

In my neck of the woods, I'm paying 10% of gross rents in property taxes on a four unit, and 20% on a 4/2 SFR.

@Brendin Wood In my experience in Indiana, taxes are 1 year in arrear. 

Her home needed a new roof, paint, rotten wood replaced, and the list goes one...I offered her a fair price for the home considering that I would need to to this work, market the home, and sell to an investor friend.
