what are the best ways to find motivated sellers in Memphis, TN

hey guys, 

I'm looking for homes to buy homes from individuals that may have a property that needs more of an investment than they are willing to spend, in order to property sell their home on the retail market.

Example: I met a lady this past month, who had a little 3bed 2bath home in the Berclair area of Memphis, TN. Her home needed a new roof, paint, rotten wood replaced, and the list goes one...

I offered her a fair price for the home considering that I would need to to this work, market the home, and sell to an investor friend. Everyone in the transaction came out on top! She walked away with a sizable check, I get to rehab a great little home, and the investor will receive a great price on the home with a tenant in place. The home will #cashflow from day one.

So any advise on how to find more deals like this would be appreciated from my BP friends!
