Only extra thing is the acquisition charge the GP takes but that is because the GP fronts all the costs for due diligence, which is substantial.

We are renting the home out for $2230/mo.While I haven’t hit any home runs exactly, I’ve managed to acquire 3 good size single family homes, cash flowing an extra $1000/mo as well as letting the homes appreciate.

This man has also been head of the HOA for many years.This is upsetting for two reasons: (1) because our tenant is a good person that doesn't deserve to be mistreated, and (2) that this abusive neighbor is going to drive good tenants away, affecting the value of our investment.

There is zero doubt that Zillow (and the Zillow family) brings in the largest number of leads but this year they started charging a lot (to us) to post rental ads so our management software stopped using it unless we paid extra.

If you want to cut them a break just take the deposit and don’t charge them the extra.

If this were me, I would take the prorated rent for the extra two weeks and provide the paperwork needed so that if the tenant is still there the very next day you can proceed with eviction. 

We’ve been working so hard day and night, I know we deserve more so that’s my goal.

Do I have any options other sitting out the market for a year, or just sucking it up and paying the $10,000- $15,000 extra that it'll cost me?
