It just goes to shoe, you need to make an offer you are comfortable with as an investment, based on numbers not emotion, and be ready to let it go if the numbers were not right - we let it go and it came back.

So if you are trying to follow-up with a motivated seller, tenant, attorney, RE agent, or anyone that might need several reminders Boomerang will schedule future emails for you, and you can have it only send a reply if you haven't received one back for the person you are trying to communicate with.

Dropping the "or" means that you personally along with the unnamed assignee would share ownership.My previous point was that you need to clearly communicate to the seller, likely through the listing broker, that your intent is NOT to set yourself up to wholesale the property, but rather to CLOSE the transaction in the name of a yet to be formed entity that you will be in control of.What you are trying to do is not all that unusual.
