My company has been installing landscaping for custom builders for several years and I have gathered great contacts.  

The builder took way to long to get us a price to build and it’s over our budget.

Bottom line - This is why financial and tax advisors exist - they know your whole picture and can asses how your body of intent evidence stacks up. 

If anyone can refer agents/builders that have expertise developing lots on the north coast (between Lincoln City and Cannon Beach) I would very much appreciate it.

And yes, if your property is near any body of water like river,lake or sea, might as well include vessels on your lease next time.

Year end is great as builders need to get rid of inventories...

Try to find out who the builder is/was, ask them if you can get the working plans and if there is any transferable warranty on the completed work (unlikely).
