Dallas TX investors/builders? New investor...

Evening guys.  I’m 28 yo been focused on growing my contracting business since I was 23 and have it profitable (net 15-20%)...I want to begin my real estate investing career...I am in Dallas and want to either do new construction or rehabs. I have a great network of subs.  My company has been installing landscaping for custom builders for several years and I have gathered great contacts.  Some builders are even open to helping me on a consulting basis if I build... On top of that I build pools and outdoor spaces and I design landscapes so I have a great vision and know what looks good in construction.  Lastly I have in house staff of crews on payroll and skid steers and dump trailers and tools.  Also I have an office admin that pulls permits and manages money in my business.  I say all this so you understand where I’m at and my capabilities for new construction or rehabs.

I'm focused on 7 zip codes in Dallas and I really want to try a new build but maybe a rehab is better. I could go conventional or hard money maybe even cash but it being Dallas that will be hard as land is so high and I have to keep a good chunk for payroll and overhead in my business.. Also it seems it's best to always keep cash and use my credit whenever possible. Learned that in construction. I have so many questions on financing, how people get their deals, etc...I feel confident on the building part but nonetheless I have a lot to learn I still make mistakes. I would love to do multi family builds but baby steps so for right now I'm combing MLS for deals and on some wholesale lists....im talking to some lenders. Looking for any advice on guys on what it was like on the first flip or build? Would love to hear from anyone who transitioned from contracting to real estate or are currently doing both?

I’m not asking for a mentor.  Just like with construction I will learn at My own expense but I want to connect with guys and just get some day one advice.  Also if you are in Dallas that’s great as i want to build a net work of investors and Builders with like mind and same goals.  I have great vision for my current business,building homes and rental properties.
