Despite that fact that they were ex-felons, it seemed fine at first, but as we got closer to the deadline, they quit responding to my calls and texts.Sure enough, when the day to leave had arrived, they still had a ton of junk that hadn't been removed, so I was forced to call the cops at that point.

The results were all over the place (Zillow reporting: "Homes like this sold for $33-$80k"), and the Tax assessors site shows values in the region of 50% of the values from the other sites ($64k.Any advice as to how I arrive at an ARV to start calculating what I should be offering, to get me out of the gate would be very much appreciated!

Yes i am trying to "hack" my housing expenses. 1st baby arriving in June and would like for my wife to not have to work.Within 5 years I would like to own several MFH's that all cash flow enough combined to pay the mortgage on a SFH (Dream home).

Okay, only because your next question is kinda hard to understand....it's not 75% LTV (loan to value) it's ARV (after repair value less rehab costs) I think is what some goby.I don't use rules of thumb, I sharpent a pencil and use my calculator, see what the MV will be repaired, subtract costs of the sale, subtract cost of the rehab and my profit, costs to acquire it and then arrive at my offer.
