Yup what you said .. buyers are liars sellers are liars  you do this long enough as a broker you fully understand that.. in the fixer world buyers should only take advice from themeselves or their hired inspectors as you say. 

We are only 5 days into this new world so its hard to back it with data yet but There has been delays in investors making purchases in our office. they are stalling to see if they can get faster cash than the ol linear stable market of the midwest. meanwile first time homebuyers looking at homes 130-250 are blowing my phone up and im touring 4 to 5 homes a day. today i lost out representing a client against 6 offers on a primary occupant single family tudor in miller, 3 bed at 160k.  

Hello, I am a beginner trying to get into the world of real estate investing!

I figured the extra time indoors would be a good time to hop on BP.I don't work extensively in the residential world, so I don't have any referrals to offer, but I do know a decent amount from experienced investors and it's been said to me many times that, when starting out, it's best to build a portfolio of a few houses that you manage yourself so you can leverage the larger amount of business for decent prices with PMs and so you know how to manage the manager so to say.

That way in a world of worms, it comes out fair for both parties.
