I'm a little outside of Sacramento, but my neighbor's house was just recently listed and it went in 3 days, also had numerous offers, and they ended up accepting one for $50k over asking. 

My primary marketing strategy has been craigslist and Facebook marketplace, while I have some seen some interest through these, there are numerous other listings that are slightly cheaper and in better areas.

@Adam Mauer there is a lot to consider in your question. 

200 dollars is a lot to raise at once but it definitely helps for the numbers to make sense.

Again, this will be my first deal, so I know I have A LOT to learn!

After we took it over their true colors were revealed some of the tenants hadn't paid in months and it cost us a lot to get them out.

As a non-citizen and non-resident in US there will be some challenges with the first option, but the second and third should provides some nice returns as you grow your knowledge of real estate investing.Personally I'm curious about the Indian market . . . there's a lot to love about Delhi, Pune, Mysore and a few other cities. 

So, I have a lot to learn.  

In the future it was a lot to manage 3 and I will likely go with a single GC going forward and have him subcontract everything out...especially since we formed a very good relationship and I now have that level of trust.
