Are there other markets I should consider based on my criteria?

The ease of buying and selling real estate wouldn't exist without NAR and MLS.Either way, this is like someone suing attorneys for charging a base of $250 an hour as "That's what they charge" and then a jury finding the attorneys liable for price-fixing.

The reality is at the beginning of your journey you should be happy to get on base.

Perkins - I'm based in Atlanta and fund a lot of SPEC new construction projects here, from 1-4 to 30-35 door multifamily and mixed use. 

Of course, the rate can be slightly steeper than the conventional loans where it is a full document loan, where they need to qualify you based on your income.Alternative way, is to acquire the 2nd property as an investment property with conventional, while putting 15%-25% down payment.

Base don what I am saying, what are you all seeing as good/bad for this deal? 

I've had bids on the same sewer line replacement job vary as much as $9000 vs. $4000.Replacing the sewer line isn't going to let you get higher rents.

Are there any asset based lenders that can take something like this down given it has solid cash flow?
