What happens is that an inspector is sent, the inspector always goes out of her way to find problems ( so as to avoid potential litigation from a tenant or loss of job) and always claims them to be escrow worthy for the same reason.

I fortunately did not get scammed and used my discernment to not participate in the claims and remarks he makes but did speak with him on the phone before he tried his same scheme that he uses with most people which is too smart/slick talk you into giving in a certain amount of money (after detailing you on what he has done, how people have schemed him blah blah) for some promises and then disappears.

Low ball offers, unrealistic expectations,etc. looking at a Total gross commission of $1300 or so, maybe $800 after direct fees, less annual fees, monthly expenses, time, gas, etc.....doesn't make a lot of sense for the agent.

Not saying that it's not done, but I would be suspicious of those claims of "equity" in the property.
