Oklahoma Tax Resale question

Every June, the Treasurer's office in every county has a Tax Resale, and if you are the high cash bidder, you receive a Tax Deed for the property. In the past, I have purchased numerous properties, but they have all been vacant. I know you can file for Quiet Title, or in Ok, wait 3 years for the Deed to be "cured"

This year I am looking at purchasing a couple of properties that are currently occupied. At this point, I don't know if they are Tenants, Current Owners, or just Squatters.

What would be my recourse to do the following:

A: Draw up a Rental Agreement and have them sign off

B: Evict Tenant or Previous Homeowner.
