Late Rent - Maryland Law?

I have a property manager for my property in Maryland who sent me the email below about the tenants need to pay rent late. Please help me with this.... I do not want to start a trend of allowing these renters to pay late and I'm concerned if they will even be able to pay the next months rent on time. Also what are my options for the state of Maryland as far as getting these tenants out if I have to go that route? -------- Please be advised that I was recently informed that one of the tenants has suffered a life threatening injury late last month. This did not happen at the property.The tenant is still recovering and has not yet been released to return to work. Though the necessary paperwork was submitted for disability the payments have not yet started. Therefore, the June rent will be paid in 2 payments. One prior to the 15th and the other prior to June 30th.- Please help !

Not exactly. If you're talking baltimore city. 27 rent notice, 50 warrant of restitution. Approximately 10 days until court date, 5 business days later warrant of restitution can be filed . You then call sheriff to schedule eviction about a week after filing. 45 to 60 day process.

End result, if they pay you late...as ling as they pay what they owe, youre SOL. If you get 4 judgements in 12 months, you can NRR. Same process. Good luck.
