Unexpected issues may come up that will affect your schedule, but having a laid out schedule will allow you to plug in this extra needed time and shift everything else over accordingly and see how it affects the project as whole. 

However, for future tenants, I would like to shift the cost of their negligence to them instead of being responsible for it myself.I've done a bit of research into sub-metering in MA (http://www.mass.gov/courts/case-legal-res/law-lib/...), and it looks like the only requirement is that I also install low-flow toilets/sinks, etc.

I am looking to get my real estate license in PA, however working a full time job with rotating shifts it will be hard for me to go to an in person class.

Currently working a night shift job and running my own electrical business doing the day WaltersTristate.com.

My plan has shifted from wanting to flip homes when I first started on this journey and I now want to own apartment complexes. 

We have been slowly shifting from Phoenix to the Midwest.

I have 6 units but with plans to grow that by 3x-4x over the next couple years I feel the higher upfront cost will be worth it to get my business operations streamlined for the coming growth.

That hour or two I spent with him and the energy I pulled from him played a pivotal role in helping shift my mindset change to where it needed to be. 

Now out of the military I work as a DOD firefighter we work a 48hour on shift and 72hour off schedule.

I am still investing locally but my bread and butter is now shifting to the Midwest for fix n flips and turnkeys.
