Accounting Software HELP!!!!

Hello, Newbie here. I read several previous posts on this subject and still can't come to a conclusion. I have 10 long term rentals and two short term rentals. Looking for an accounting system that is easy to use, accepts payments, etc. Features like tenant screening and applications are nice but my main concern is ease of use (I'm not too tech savvy),  accounting, accepting automatic payments. Seems like the ones that have what I want (Buildium, etc) are $50/month or more and geared towards large property managers rather than small landlords. For a small timer like me, that seems pricey.

I've been using TrueRent for a while and HATE it. It's not intuitive, and I'm constantly having to work through glitches. I had a bookkeeper almost talk me into Quickbooks, until I realized you can't accept payments through it. When I look for reviews, I get overwhelmed because they all seem good. (TrueRent has great reviews). Anyone out there close to my profile and happy with a system???? Thanks in advance!
