I am thinking of diving in the same way.

I am smart enough to know there is so much I don't know about real estate and investing, obviously you learn as you go but I have six months to learn through formal education before diving in, so I'm wondering about classes you've taken.  

I'm hesitant to work with them because 90% are "fly by nights" types and/or just sketchy.Essentially, a realtor will exchange a buyers list with a wholesaler in exchange for a seller list of unworkable leads.

So conventional financing is out of the question currently so I've been listening to podcasts, about 6-8 hours worth while I'm working at night.

When a tenant has done a mid night run they do not expect to get their deposit back.

I work full time and some nights so I can't be at the job site everyday.I have also listed my unsubdivided lot for sale on mls to gauge potential interest.

Really looking forward to diving in here.
