I own my car, have an associate's degree, and rent.

Using a licensed agent keeps a degree of separation but also a level of accountability to assist in assuring conflict of interest actions.I'd say either find different employment, or color within the lines because if going out of them, decent chance will be needing to find new employment soon as it comes out, right. 

Both of these properties started as house hacks, and I'm confident that both will cash flow modestly and appreciate to a larger degree as time goes on.

Expenses can usually be estimated to a relative degree of accuracy.  

Are these 4 year degrees? 

A Real Estate degree may be helpful. 

So what that means is leveraging your houses to some degree so that you have a balance on them... that's just my personal preference.
