I would recommend getting involved with a local investors group or even a virtual master mind of like-minded investors. 

its a thing I was shocked when I realized this as well when i owned a bunch of lower end rentals.. and virtually none of my tenants especially section 8 inner city had the ability to get checking accounts.. 

With land it's easy and I have a full list of items I go through and resources I use and I do it all virtually.

Sold off furniture/personal items to recoup some of the closing costs/taxes and rented it to a tenant within a month.

Attend virtual or in-person Bigger Pockets or local REIA meetups (if they are happening and you are comfortable), make connections on BP, etc. 

I think most of them are going to virtual right now, including Joe Fairless's yearly conference.

This virtually eliminates that expense. 

So I've been doing this for a while and before I start a demo project I call the scrappers (if there isn't anything I want to scrap) for metal and the Purple Hearts etc to grab furniture.

I would love to network with some virtual wholesalers.

I'm offering to clean up all the garbage & miscellaneous items (it's a mess on the inside, broken car in garage & throw away furniture in every room), but was looking for gestures that would make it easier for her to let go of the property at a discount.
