The requirements go a bit deeper than that, and are still being interpreted further by a lot of different firms.  

I suggest you work with an insurance firm that can properly setup the coverage you need to protect your interests. 

I have a firm belief about rules, you made them to help protect you. 

I will tell you though I highly doubt these tenants will renew their lease, though if you let them break windows and don’t charge for it or if you let them tell you how you need to repair the house then they might want to stay lol.Lay down the law, study what your standards are and be firm.

Also, I am not aware of firms that offer both versions.  

That usually requires the local economy to be diversified by having many industries and larger firms vs. one large company or one primary industry.

It does take a certain personality type to handle rentals, so if you dont think you can be firm but fair and friendly, and unless you have a desire and spend time understanding the local laws, then I would recommend property management.
