So my wife responded with I am so sorry I will be right over to take care of the dirty towel and bring you some clean towels and will take care of the dust and as for the bed, that is a new hospitality grade mattress that is used in just about every Hilton in the country and it is a mattress that is between firm and soft but beds are very subjective to the individual and I am sorry you don't like it.Well when she got that.. she quickly responded - no don't worry about coming over, we moved downstairs and that bed is much better and don't worry about the rest of it

@Carl N.When dealing with the investment this size, your best bet is to speak with the professionals: tax attorneys, as well as the firms offering underwriting and analysis. 

But every offer I've put in or reached out to, the sellers show no interest and stay firm on the price.

I will look at more comps to firm my mind but I would greatly value your input as well.

I've been using State Farm for now, but at some stage would like to move my portfolio over to a more flexible / investment friendly firm. 

For example, if there is a large property that my firm cannot go in on alone, would the listing agent help put us in contact with another party who could supply the rest of the capital?

From what I've read I would/should get an inspection to make sure there aren't any major issues.Would I hire a title agency firm to handle the transaction like a regular purchase (this is PA)?

-The issue of the lender (Minnesota home) requiring an NTV to be issued on one of the tenants is a firm roadblock. 

Yet I have no desire to be affiliated a brokerage firm or sell properties.
