I would remove the ones that are bad.

I had a piece of it and a piece of laminate in the back of my truck for over 6 months, the vinyl looked brand new, the laminate was in pretty bad shape. 

Ive had 2 transactions delayed in the past week by bad lenders, one I was the listing agent and one I was the buyers agent. 

Is that a bad idea?

This limits my ability to see if they are employed, any information on prior rental history, criminal history etc.I planned to ask the owner to get them to sign a month to month and tell them that my intention is not to put them out after each month (which it isn't) but in case things go bad I do not want to endure it for a year.

Talking to people who have owned them longer than me from the provider I used it’s not unheard of to have no maintenance the first couple years (out side of a tenant turnover).The houses I’ve bought anyways have entirely new mechanicals, roof etc so it’s unlikely any of that will go bad in the first 5-10 years.

A bunch of cities are fighting with the VRBO's & AirBNB traction and have had hard time controlling them.

The big one is how do you end the deal if it goes bad?
