After reading many articles, blogs and sitting through webinars/Than Merrill 2 hour class, I am very interested in real estate. 

We've been doing research and reading books, blogs, forums and talking to real estate professionals for a couple of months now and we feel ready to dive in head first!

Scott Carson had a november 15th BP blog with some must reads, I listed some classics of landlord literature in a blog post (see right side of my profile)...

And I have a short blog post on some classic books on landlording (on right side of my profile) that should be free at a library or low cost used...thanks for your service, too, btw...

The slight extra they are allowed to hold is to cover annual tax and insurance increases that they can't effectively predict and budget until that year's payments go out which is too late to collect them.
