Personally, I would rather make a 3 minute phone call while doing my initial due diligence and get that kind of information when I feel the need to do so rather than find out several hours/weeks later into a deal.

I would check some of the surrounding areas( plant city, lakeland ) for parks and cold call/ mail contract to each park. get it under contract, due diligence, and make sure to have an easy out so that you will not lose your deposit.Sebastian

I would add to your due diligence items a 3rd party home inspection and be sure to walk the property and neighborhood, preferably on the weekend when neighbors are home and can be observed/talked to.
