@Ernie Sturzinger I guess to answer your question...not taking cash from the deal is perfectly fine and even a wise decision...this means the building needs to generate cash flow...you just need to leave it in reserves or make planned improvements...long-term equity is much more important than monthly cash flow.

Sometimes it's not always the best financial decision that wins, but the one that makes your life easier, happier, and more fulfilling.

Have someone onsite while these meters are being installed for when challenges come up you can make decisions on the spot.

That being said, I think this decision is being steered by not having a great amount of time to tend to building repairs and tenants. 

We made great returns but I wasn't involved in the decision making and didn't learn the mechanics of note investing.When I met my current partner, I came to the office 3-4 times a week and learned the business.
