Just wondering for those who care to share  that are investing in Riverside and San Diego California what lead list are you targeting that's bringing you the most return ?

We're not the most regulated market, when compared to your San Francisos, New Yorks, etc. 

An unforseen repair/maintenance issue can wipe your cash flow for a year or two.You can look in Riverside or San bernadino counties for lower priced entry in rentals as well.

As far as I've been researching probate files here in Sacramento/San Francisco (on-line) and Placer counties there is no probate list(s).
