Los Angeles Investor- How to start with long distance properties

BP Fam! I have been listening to podcasts, reading books, and doing everything i can in my spare time to understand the real estate investing world and I feel I am off to a great start in terms of understanding the process and moving parts to make deals.  However, I don't want to get stuck in the "paralysis by analysis" pit and want to be proactive so have been researching and analyzing deals as much as possible.  My issue, as I'm sure others can relate in my Los Angeles area, is the cost to get into local deals.  Does anybody in the area have experience starting their investment portfolio outside of Los Angeles/similar big city? I hope to connect and learn from people "in the trenches" how they overcame the distance obstacle for efficient investing rather than just reading. Thanks and i hope to connect soon!
