I’m also looking at tax benefits, principle pay down, risk mitigation/the headache factor/pride of ownership/enjoying what I do on a daily basis because I like working on high end properties and dealing with that tenant base more (even with management in place, or perhaps especially so because management fees can get crazy on low-end properties and it’s a lot harder to find high quality management services for low quality properties), and yes I’m looking for that dirty word appreciation.

Those homes are now occupied buy decent people who are happy to have a home and adult enough to deal with life's daily problems.

The course mostly teaches you the rudimentary and technical skills of transaction and not what the daily activities would be like as an active agent.

@Jacob Scholes   Safe is a relative term.....no disrespect but if you grew up in Santa Rosa (I used to party at The Daily Planet and The Funhouse there and I do know that area) then you may not feel "safe" having your wife alone for months at a time in East Oakland.

Running the numbers of on and off market deals daily will get newer syndicators a great opportunity to see the cost/Benefit of each scenario.
