VA Lenders that will include rental income from a fourplex?

I am looking to buy near the California Bay Area while I am stationed here for the US Coast Guard. I have never purchased a home but would like to find a lender that would be willing to include rental income of a live in fourplex towards the loan. Has anybody done anything like this? I dont know the area very well, but Stockton, CA seems to have the most 2-4 unit properties available. I know a few people that live there so I could get local knowledge of the good areas to buy.

@Jacob Scholes   Safe is a relative term.....no disrespect but if you grew up in Santa Rosa (I used to party at The Daily Planet and The Funhouse there and I do know that area) then you may not feel "safe" having your wife alone for months at a time in East Oakland. I'm a little more adventurous and "prepared" than some other people so I'm OK. I mention East Oakland because that is where the most cashflowing properties are in Oakland. There are definitely other parts of Oakland that are "safer".....pretty much any other part of Oakland actually.
