Is this leverage ratio something traditional lenders allow with a business model like I've described?

It's just my business model; I'm not a motivated seller. 

I don’t use anything like that, and for my business model I want the tenant to put some work in and have some “skin in the game”, so I use Zillow Rental’s screening function — it gives me what I need in order to make a preliminary decision, serves them well, and that’s what I’m looking for.

Building for rent is a great model especially with inventory levels where they are now. 

So think carefully about this model. 

There is always someone that will value the deal differently based on their business plan or model.

She has a $3000 county collection for not putting lids to her trash that I will have to pay because the house is under my name and I can't evict her or do anything because evictions are closed in MD, so Monday I'll offer cash for keys.The third home was a model home that bought from Ryan Homes where they lease it back and pay you rent.

We personally like the basement apartment or carriage house out back as it still offsets the mortgage but retains a sense of privacy and own-space for you that you don't have with the rent-by-the-room model.
