Anyone else expecting a really bad month?

Anyone else expecting an awful month next month? I have 2 tenants that are late this month. One was supposed to pay this Friday but didn't and is not answering. The other hasn't been replying for 2 weeks. I expect the first to pay but be really late again next month. I think the second one will not pay this month nor next month. She has a $3000 county collection for not putting lids to her trash that I will have to pay because the house is under my name and I can't evict her or do anything because evictions are closed in MD, so Monday I'll offer cash for keys.

The third home was a model home that bought from Ryan Homes where they lease it back and pay you rent. The house is beautiful and it was renting very well but they lease is up and it will barely cover the mortgage if I rent it in the market so I have to sell it and pay mortgage until it sells. The fourth is a government program that takes 2 months to receive rents so I won't get the rent until September, and the last one is an offer I gave the tenant that if she paid rent on time every month I would give her the last month for free. 

Overall I'll have problems with 5 out of 8 properties and losses for sure. Anyone else going through anything like that?

Well, I’ve been solid in rents. Even had three vacancies in May/June, and filled those up quickly, with increased rents. However, maintenance has been rough this summer. Three AC units went belly up in June, and now a hail storm last week may mean 3-4 new roofs are coming. A person can go through $15k in a real hurry.
