That way, they just have to use short wood screws to hang stuff up, which reduces the chance that they don't use the right fasteners (like a drywall anchor), which leads to the wall getting beat up less and fewer things falling down.

Appraisal work definitely comes with the benefit of being very educated on real estate, financial statements, etc. but often in my experience leads to knowing too much, being too conservative, and holding yourself back.

I think there are definitely agents out there that work with investors because they understand that though there is extra work, aka more offers and more showings, the investor will most likely lead to more commissions than a regular buyer who only buys once every 5-10 years.
