Basics needed to begin Wholesaling in my target area.

Finally went PRO....YEAH ME!!! Getting ready to do driving for dollars, send some direct mail marketing....I do not have a website (Do i need one now at the beginning)? I strongly believe I do need to at least get some business cards.  THOUGHTS

@Valerie Copeland Awesome I'm glad to hear it and am excited for you! It all depends on how much capital you have. A website and stuff should not be a primary concern, getting your information to motivated sellers should be. There are very cheap ways to do both though so if you do really want to get a website, don't pay someone to set it up for you, just youtube videos on how to get one set up fairly cheaply. Secondly as far as marketing, driving for dollars is good but not great. I do believe you need to get used to seeing what a distressed property looks like and then finding the owner, taxes owed, and mailing address for the, because that is very important. My 2 cents is to just find a skip tracing service, and a source to get lists from(taxes owed, code violations, out of state owners etc) this is much more effective and less time consuming. You will write letters and that takes a decent amount of time, all for you to maybe MAYBE get a 10% response rate which is very optimistic. Instead get their phone numbers and call them and text them and increase your response rate to well above 50%. No one mails letters anymore, everyone is on their phones now. I personally believe that times are changing and you need to focus on advertising and getting directly to the owner on their cell phone. However if you don't have the capital to do this, mailing is an okay way to start just don't expect to get a deal from your first 1-5 mailings. It takes time. That's just my 2 cents though. Everyone is doing mailings and these people are getting them all the time. You have to stand out and be different if you want their property. I wish you the best of luck and whatever path you decide do not be discouraged you have to keep going!
