Low end contractors here are quoting $200/sq/ft plus for the build alone and not including site prep or land. 

Highly recommend using leases as well as legal documents from Evict.com.

Doesn't sound like you remodeled the property to command a high ARV or the ARV's are just that low.

I don't really like that ROI as high yield savings accounts almost pay 5% these days, surely you could do better than 6.75%  

Most banks want to dispose of non-performing assets quickly, and will do so by selling at a public online auction like Auction.com, or list the property with a local Realtor on the MLS.Even if you can work your way up to the bank's decision-maker on this property, it's highly unlikely they will sell directly to you.
