Cost to build in North Carolina

Anyone building in and around Greensboro/ Charlotte NC? If so what is your cost to build per sq. ft.?

I'm looking at basic homes with lvp floors, granite countertops, standard fixtures, nothing luxury. Your average starter home 3b/2bath in the $260,000 range. Hard and soft cost with no financing factored in.
