The reality is our life span is but a blip in time and we can't predict the climate tomorrow much less way in to the future.

You'll be bleeding money every month and year until you see it at that future profit. 

And ask them to ensure they are disposing and putting their cigarettes out properly to avoid any future occurrences.

If that is true, could I refi with cash out now at 5ish percent and then in future, just do a refi without cash out to get a lower interest rate?
