Wanting to invest 20k passively in Atlanta(Gwinnett)

I am interested in investing about 15 to 20k in the Atlanta market passively. I actually live in Gwinnett county (Buford) and work full time so flipping seems a little daunting to me. I was hoping to get some ideas for possible strategies for doing so from individuals familiar with the market conditions. My primary objective is acquiring decent cash flow and the savings that I have aren’t tied to any kind of debt. Any assistance or ideas would be greatly appreciated thanks in advance.

@Darius Tracy Are you open to doing a live in investment? It can make 15K go a long way in terms of purchasing power
