@Zaina Rocke - in order to BRRRR a property you have to purchase it below market value (preferably with cash) with the intention of rehabbing it to create equity and cashflow.

@Martin Neal yeah I thought the taxes where alittle high also but that’s what came from the listing agent from the rent roll , i just guessed with the water cost would be , because it’s a 5 unit with 9 rooms I just assume if it’s 9 people using the water it may be $300 since it not sub meter , I put more details in the description below in other information that I received from my realtor

Pea gravel or rocks can get messy.I don't know much about the climate in Omaha, but I would use some type of slow growing, low maintenance ground cover or shrubs.
