structuring a brrrr partnership!

Hello bp fam!

ok so i'll get straight to the point. I recently purchased my first property with the idea of maybe doing a 'BRRRR" method. I purchased the home for 255k with a 4% interest and monthly mortgage of 1800. My mother put fwd abt 9k towards the 15k downpayment. The comps in the area avg abt 1700 for monthly renters, does anyone have any advice on how I can structure this partnership to be a win win? I will already be coming out of pocket each month to forfeit the rest of the payment. should I just add in a percentage of how much to pay my mother each month? any advice will be greatly appreciated thank you.
